
The Fine Print
We hate reading fine print too but it is important to know what you can expect from us and what we will expect from you.
Acceptance of these conditions.
Payment of deposit is considered to be your acceptance of the following conditions:
Deposit
Once your booking dates are confirmed we will require a 20% deposit to hold your booking. This deposit is refundable for cancellations up to 10 days prior to the first day of your booking. See "Refunds and Cancellations" section below.
Security Deposit
A security deposit is taken so that the costs for replacing or fixing any damage done or if additional cleaning is required. These costs will be deducted from the security deposit. Once our cleaner provides their report, the security deposit (less any deductions) will be refunded within 24 hours. The security deposit is AUD700.00 and is be payable along with Balance of Payment at least 2 calendar days prior to your arrival.
Balance of Payment
The balance of total payable is to be received at least 2 calendar days prior to your arrival.
Cleaning
We use a 3rd party cleaner who will also inspect the property after your departure typically this will be on the same day but may be the following day. The cleaning fee is AUD100.00 and is be payable along with Balance of Payment at least 2 calendar days prior to your arrival.
Keys
Once full payment has been received, you will be provided a P.I.N. for a key safe within 24 hours prior to arrival. The P.I.N. will be active for the length of your stay. Please return keys to key safe on your departure.
Refunds & Cancellations
The deposit will be refunded in full if you cancel up to 10 days prior to the first day of your booking.
Cancellations within 10 to 2 days prior to the first day of your booking will receive a refund of 50% of deposit paid.
There is no refunds for cancellations within 2 days prior to the first day of your booking.
We know that there might be some extenuating circumstances that might be applicable so reach out to us if this is the case and we'll work something out with you.
Payment Methods
Preferred payment method is via direct deposit.
PayPal is also acceptable.
Banking details will be sent once booking dates confirmed.
BBQ Gas Bottle
The gas bottle attached to the BBQ doesn't automatically re-fill as much as we'd like it to unfortunately. We will endeavour to ensure it's full before you get here but if it does happen to run out whilst you're cooking, please take the empty bottle to a swap and go stockist (some listed below) and grab a Tax Invoice/Receipt for the replacement bottle and send it through and we'll reimburse the costs when we return your Security Deposit.

Woolworths Petrol Station - 124 Thompson Ave, Cowes.
Game Consoles
We've provided 2 game consoles for the kids (both young and old).
There are 19 Xbox games with 4 controllers, uDraw pad and 2 Sing star microphones for some classic sing-along fun.
There are 21 PS2 games with 4 controllers plus a fishing rod controller for some fun with the Pro Bass Challenge game.
We would appreciate leaving these as you found them.
DVD's
We've provided a DVD plyer and 62 DVD's for you to enjoy a quiet movie night.
There are DVD's ranging from children's titles, to adult titles and lots in between. There's even some documentary titles if that floats your boat.
Once again please leave them all as you found them.
Vaccination
Policy
At this stage, we are limiting guests to those who are fully vaccinated only. This is a temporary measure to attempt to protect future guests as well as our own family. One member of our family suffers from lifelong severe asthma so we trust you understand this temporary policy.
We will request a screen shot from your Service Victoria App and will let you know how you can do this at time of booking.
Check In
Check in is from 2:00PM. Your P.I.N. code will be activated from 2:00PM for the length of your stay.
On advice from Vic Gov, it is a requirement that you Check In using the Service Victoria QR Code App that we are all way too familiar with these days. Hopefully this policy will be redundant sooner than later but for now it's here and we hope you understand.
Check Out
Check out is 10:00AM. Your P.I.N. code will be de-activated at 11:00AM on check out day. If you get half way home and you've forgotten something shoot me a text and I can give you a temporary code so you can head back and grab it.
